Studios for sale - Location, Location, Location

There is a wide variety of housing types in San Francisco, and with space at a premium and prices high, it's not surprising that condominiums make up a large part of the housing in the areas closest to downtown. I've often written about some different options, like these 3 in the Middle Polk neighborhood or these a couple of blocks to the west.

We've all heard the old saw about "Location! Location! Location!" when it comes to real estate, and that's our focus today.

Today we head a few more blocks to the west deep into the heart of Pacific Heights, past beautiful Lafayette Park, past the Fillmore neighborhood shopping area, and over to Alta Plaza Park (which I consider the sister of Lafayette Park) and focus on two studio condos. These are located a block apart, one on Scott Street, directly across from Alta Plaza and the other right on Jackson, across the street from the Town School for Boys. These are premier locations, without a doubt.

2311 Scott Street #3 is a large, remodeled studio of about 510 square feet, with a separate den or office area. Lovely Palladian windows look across the street to Alta Plaza so if you have a dog (2 pets allowed here, no weight limitation) you're in luck. Around the corner, at 2727 Jackson Street, Unit #1 is a studio offered for sale by Alain Pinel Realtors. Reported to be built in 1900, you'll feel history in this elegant neighborhood. This studio has been renovated, features an exceedingly large kitchen, and a great room for living. High ceilings, a gas fireplace and period details adds to the charm of living here. The ownership is a tenancy-in-common (TIC) which is a variation in home ownership I'm happy to explain to potential buyers.

You clearly know the condo market in your area and are ready to help buyers interested in studio living.  No doubt buyers will be pleased to know there are options in your fast-paced and expensive market, especially in your immediate area!

Hi Jeff Dowler CRS - When my husband and I moved to a condo in San Francisco almost 5 years ago, many people said they wanted to do what we did. So, I joined the Board of Realtors here as well as on the Peninsula and keep up to speed on condos-- different prices, sizes and amenities.

Good morning, Larry Johnston - San Francisco is a pet-friendly city, although many condos have a 1-pet policy, with weight limit.

Aloha Lottie, smaller seems to be a lot more popular these days, although 510 sq.ft. is certainly enough space for a bedroom if designed properly and the space lends itself.

The tenancy is common is an interesting ownership option you don't see very often. I was just looking at $1.7 million studio at Colony Surf and it's indeed the location, location, location!
