Two San Francisco condos in the Polk Street Neighborhood

Yesterday I wrote a post about Tuesday is Tour Day in San Francisco. I mentioned the four condos I planned to see during the alloted time span, all quite different in amenities, location and price.

It was a banner tour day--all 4 of these are wonderful places in their own right, all quite different from one another, serving different types of buyers.

Today I'll tell you about the first two I visited, the two in the Polk Street neighborhood, one of the popular San Francisco neighborhoods with eclectic mom-and-pop shops of all descriptions. Located near the western base of Nob Hill, walkability and accessibility to transit are two favorites.

Located at 1810 Polk, near Washington Street, is a 1-bedroom, 1-bath condo on the second floor, just enough removed from the scene below to be relaxing, yet you feel the pulse of the neighborhood. This is a newer building, built in 2006, with retail on the ground level (one of the stores is Wags pet grooming store, where I met Dagny Eason's son one day,) 1-car parking,  laundry in unit, a small balcony overlooking Polk Street, and a courtyard entrance. Priced at $649,000, this is the bargain of the day; offers will be reviewed on Thursday. Monthly HOA fees are a low $442.

Next up, 1470 Broadway, just off Polk Street. This is a third floor flat, running from front to back, a fairly typical floor plan in older character buildings. Ownership in this 6-unit building is Tenancy-in-Common, which is reflected in the lower than expected offer price. You'll get great exercise on the stairs, and it's quite worth the climb. This condo has been renovated beautifully in a modern style that appeals for ease of living, with skylights, en-suite laundry room, and classic bay windows. You'll enjoy Golden Gate bridge views from the living room, too. Parking for 1 car and a private roof deck solely for this unit round out the life here. Offered at $1,100,000, this 2-bedroom, 2-bath condo could easily be a beloved home for many years to come. Monthly HOA fees: $450

At this point I left the Polk Street area and headed up to the top of Nob Hill, where I previewed two very special condos, both of which actually are co-op buildings, not condo ownership. I'll tell you about them next time.

Hi Paul S. Henderson - HOA fees for the 1-BR at 1810 Polk are a low $442/month. 1470 Broadway, a Tenancy-in-Common, has monthly fees of $450/month.
